Portuguese home insurance — known as seguro multirriscos habitação — is a comprehensive policy that covers the building, its contents, and personal liability in a single product. Unlike some other countries where building and contents are separate policies, the Portuguese market typically offers multi-risk packages that bundle all three elements, making it straightforward to ensure comprehensive coverage.

Types of Home Insurance in Portugal

Building Insurance (Seguro Multirriscos Habitação)

The core home insurance product in Portugal. Covers the physical structure of the property — walls, roof, floors, fitted kitchens, bathrooms — against fire, flooding, storm, earthquake, subsidence, and other specified perils. Required by all Portuguese mortgage lenders as a condition of the loan. The sum insured should reflect the reconstruction cost of the property, not its market value — these are often very different numbers, and insuring for market value can result in being underinsured.

Contents Insurance

Covers personal belongings within the home — furniture, electronics, clothing, jewellery and other personal property — against theft, fire, flooding and other covered perils. Contents policies can be arranged as part of a combined building and contents multirriscos package or as standalone cover for renters. New-for-old replacement is available on most policies; agreed value cover is available for high-value items.

Condominium Insurance (Seguro de Condomínio)

For apartment owners in condominium buildings, Portuguese law (Decreto-Lei n.º 268/94) requires collective building insurance for common areas and the building structure. This is arranged collectively by the condominium administration. As an individual apartment owner, you need a separate policy covering your apartment's interior and your personal contents — the condominium policy does not cover these. Landlord Insurance (Seguro de Senhorio)

For expat property investors letting their Portuguese property — whether on long-term rental or as alojamento local (holiday let) — standard home insurance is insufficient. Landlord policies cover rental income protection, malicious damage by tenants, public liability for tenant injuries, and alternative accommodation costs. For holiday lets specifically, a dedicated policy is essential as most standard policies exclude commercial rental activity.

The Mortgage Insurance Requirement

Every major Portuguese bank — Millennium BCP, Novobanco, Santander Portugal, Caixa Geral de Depósitos — requires building insurance as a condition of mortgage lending. Under Portuguese consumer protection law, you have the right to arrange this independently rather than through the bank's tied insurance product.
